This Short Term Rental Agreement (the “Agreement”) is made by and between On the Lake VR (“Homeowner”) and _____________________ (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

Your rental includes the setup of a furnished house with linens, towels, and kitchen equipment. There's a starter supply of toilet paper and paper towels. We provide hand soap, liquid dish soap, dishwasher detergent, and basic cleaning supplies. A list of all amenities can be found at

2. RENTAL PARTY: The rental party shall consist of Guest and the following persons, please list names and ages of all persons, including infants, who will be staying at the property:

Minimum Age : The Guest making this agreement must be 25 years or older. Guest must be present for the duration of the Rental. Anyone under the age of 21 must be accompanied by a parent or guardian

3. MAXIMUM OCCUPANCY: The maximum number of guests is limited to 10 persons (including children & guests). Rental fee includes 8 persons, to include children, toddlers and newborns. An additional charge of $25.00 per person per night for guests in addition to 8 will be assessed.

4. TERM OF LEASE: The lease begins at 4:00 p.m. on ____________________ (the “Check-in Date”) and ends at 11:00 a.m. on _________________________ (the “Checkout Date”).

5. SYSTEM FAILURE: In case of failure of a system or amenity during your stay, including but not limited to water, sewer, heating, air-conditioning, electrical, mechanical, ventilating, structural systems, major appliances, or entertainment equipment; we will make every effort to promptly repair them. Homeowner shall not be liable to Guest for damages, and NO REBATE OR REFUND will be given for such temporary failure, provided we are repairing the system or amenity in a reasonable manner after having received notice from Guest that repairs are needed.

6. ACCESS: Guest shall allow Homeowner access to the property at reasonable times for the purposes of inspection, maintenance, or repair. In all instances, except those of emergency or abandonment, the Landlord shall give guest reasonable notice (at least one day) prior to such entry.

7. RENTAL RULES : Guest agrees to abide by the Rental Policy below, at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property, to abide by the rental rules at all times while at the property.

Reservation Deposit: A deposit of $_________ (50% of rental) is due at time of booking. The deposit is applied toward the rental fees and is subject to our Cancellation Policy as outlined below. If the rental is booked less than 30 days in advance of your stay, the total charges are due upon receipt of this agreement. Reservations will not be confirmed until the deposit is received.

Rental Fee: The balance of the rental fee $___________ plus a $500.00 refundable security deposit, 8% tax, a $59.00 accidental damage protection insurance, and a $200.00 cleaning fee are due 30 days prior to arrival. Upon receipt of your final payment (Contract Total as shown on invoice), we will email you the rental information packet with all the information for your stay.

The security deposit is NOT applied toward rent: However, it is fully refundable within (7) days of the Checkout Date provided no deductions are made due to:
1. dirt or other mess requiring excessive cleaning; (see rental policy/check-out procedure supplement) or
2. any other cost incurred by Homeowner due to Guest’s stay

If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.

9. CANCELLATION POLICY : If Guest wishes to cancel their reservation, any payments made will be refunded as follows:
•100 % less $100.00 booking fee, if cancelled 60 days prior to the Check-in Date
• Security deposit and cleaning fee are 100% refundable in the case of cancellation

No refunds are given with less than 60 days’ notice prior to the Check-in Date, for any reason, including weather, road conditions, Acts of God, mechanical failures at the rental, and health or personal reasons. If full payment is not received at least 30 days prior to the Check-In Date, Homeowner may, without notice to Guest, treat the failure to pay as a cancellation by Guest of the reservation, may rent the property to another person, and may deal with the Reservation Deposit as provided under Guest Cancellation Policy as a Guest cancellation. A signatory Guest of this agreement must make all payments.

10. PEST CONTROL: We make every effort possible to eliminate the occurrence of pests in our homes. Our home is serviced for pests by a licensed professional exterminator on a regular basis. As many insects are indigenous to our area, we recommend keeping all doors and windows closed and that you do not leave food on counters or tables. No other arrangements, property substitutions, rate adjustments or refunds will be issued for pest related problems.

• Accidental Damage Insurance: Kids broke a lamp? Cracked a glass table? Mysterious damage to carpets and furniture? No Problem! On The Lake VR is happy to offer Accidental Damage Insurance to our guests. Administered by Travel Guard, the program offers you $3,000 in protection for accidental damage, at an additional non-refundable charge of $59.00. This required coverage fee, in addition to the refundable security deposit fee, must be paid 30 days prior to arrival. This insurance is NOT optional as it’s a great way to ensure you get your full security deposit back, instead of it being withheld due to a covered (accidental) loss. Please note: damage caused by tenant negligence is not covered under accidental damage insurance and will be deducted from your security deposit, if damages exceed your deposit ($500) you will be billed directly.

By signing below and/or sending a deposit, The Guest acknowledges having read and understands this agreement in particular the Payment schedule, Cancellation policy, Occupancy policy and Rental policy. Guest agrees to all terms and conditions of this agreement, and further agrees that, its owners, and representatives will only be bound by the terms within these six (6) pages. Guest further states that they are at least twenty-five (25) years of age and will be the principle guest and, as such, will be completely responsible for the actions of other guests, if any, for whom they may be making these arrangements. Your reservation is not confirmed until all requested information is provided and you have returned a signed rental agreement with proper deposit. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in or if discovered after arrival, will be required to leave with no refund of rent or damage deposit.

13. CHARGEBACKS: The Guests agree not to claim any chargebacks or credits from their credit card issuer for any fees charged to their credit card(s), including but not limited to advance rental payments, damage deposits, rental payments, taxes or any additional fees for lost, stolen or damaged items. ______ (guest initials)
