RENTAL POLICY
DEPOSIT AND PAYMENTS:
50% of your reservation fee is due at time of booking (within 7 days). The balance plus damage deposit, accidental insurance fee, and cleaning fee are due 30 days prior to your check in date. If you have a credit card on file it will be charged automatically unless other payment arrangements are made. Please review your reservation and make sure all the information including check in and check out dates are correct.
PAYMENT TERMS:
Credit Cards, Electronic Funds or Electronic Checks are accepted. There is a $50 charge for all returned checks plus the cost of collection.
CANCELLATION
:
There are no refunds if the reservation is cancelled less than 60 days prior to the arrival date
.
CHECK IN AND CHECK OUT:
The rental period begins at 4
:00 p.m
on the day of arrival and terminates at
11:00 a.m
on the day of departure. There are NO early check-ins or late departures (will charge $50.00 per hour for Late Checkout). The property is professionally cleaned and inspected before and after each rental to ensure that all guests have a clean comfortable stay. Please be thoughtful of renters who may be checking in on the same day that you checkout. Occasionally delays may occur during peak season.
HOUSEKEEPING:
There is no daily housekeeping service. While linens, bath & beach towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units.
• Care. Guest; understand that great care must be taken with the decorations, art, and furnishings, and that only approved cleaners (found in the kitchen) can be used on any surface. ABSOLUTELY NEVER use a soaked mop and water on the floors or any kind of scouring pad on anything. Should an accident occur tenant must immediately contact the homeowner to affect necessary clean up or repairs.
• After your scheduled check-out, if it is determined that the Guest has left the property inside or outside in a condition which requires cleaning beyond what is normal and customary, the customer will be required to pay additional cleaning costs at the rate of $50 per hour. Guest authorizes Owner to deduct this cost from Guests deposit.
DAMAGE AND CLEANING ISSUES:
Any damage or cleaning issues noticed upon arrival should be reported to the owner immediately. If damage or cleaning issues are not reported within 5 hours of your arrival, your credit card may be charged for the cost of the repair. All general maintenance issues should also be reported so the unit can be kept in good repair. You must contact the cleaning company to address any cleaning issues within 5 hours of your arrival. You will not incur any additional charges if the following items are adhered to:
• No damage is done to the unit or its content including the linens. No items are missing upon the inventory check.
• All debris, garbage and discards are placed in proper containers. All soiled dishes are placed in the dishwasher.
• There was no exceeding the maximum occupancy of the unit.
• The property and all furnishings were kept in good order. Unit was left in neat condition.
• There was no smoking or evidence of smoking in a designated non-smoking area.
If you experience any problems whatsoever with the vacation property during your stay, please contact us and we will do our best to rectify the matter as soon as it is practically possible. Should a problem remain unresolved, you are required to notify us in writing within 7 days of your return. No action can be taken or liability accepted for any complaints received after this period. We aim to resolve complaints within a two-three day period from receipt, the details of which will be kept confidential to only the parties involved.
GARBAGE:
Any garbage must be stowed in the proper garbage or recycling receptacle, located on the right side of the carport.
FIREPLACE:
Our home has two working fireplaces. We supply logs and lighting equipment. Please take extra care when using the fireplace. Especially important is to ensure that the fire is completely out before you head to bed. The fireplace may be used in
winter months only
.
Before making a fire, open the glass doors, pull aside the screen curtains and open the damper. Please remember to close the damper when the fire is completely burned out. Ashes may be left for the housekeeper. We also have a fire pit in the backyard for your enjoyment.
NO SMOKING:
Smoking is NOT permitted inside the house, nor on the patio or balcony. Smoking is not allowed outside by any open window/door. There is a designated smoking area in the front yard off the carport.
PARKING:
is limited to
four
vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. NO RVs or CAMPING TRAILERS are PERMITTED.
WATER & SEPTIC:
The property is on a septic system. The septic system is very effective; however, it will clog up if improper material is flushed.
DO NOT FLUSH
anything other than toilet paper.
SEVERE WEATHER:
No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions. We do not refund rents or deposits lost due to cancelled or shortened stays because of weather. Departures due to inclement weather do no warrant refund of rent or deposit. We suggest Vacation Travel Insurance for all seasons.
PET POLICIES:
Pets are not allowed. Violators of the no pet policy are subject to termination of the rental period.
WATERCRAFT'S & LAKE ACTIVITIES:
KAYAK and Other Boats: Renters assume full responsibility for use of kayak and all watercraft's. Owners assume no responsibility for injury or death as a result of use. Guests acknowledge that they have a duty to inspect the kayak and other boats prior to use to assure that it is in a safe and proper condition for use. Guests acknowledge that owners are not present on the property and that Guests are in a better position to inspect the kayak and other boats prior to use, than owners are. The kayak and other boats are to be used on Lake George only. Children will be supervised at all times while in watercraft. Guests agree to wear life preservers at all times when in any watercraft.
FALSIFIED RESERVATIONS:
Any reservation obtained under false pretense will be subject to forfeiture of advance deposit and/or rental money and the party will not be permitted to check-in.
VIDEO SURVEILLANCE:
The premises are equipped with exterior security cameras. The area between the front of the house and the street is on camera. There is one camera at the front door viewing towards the street and another on the garage viewing towards the street. There are no other cameras. Cameras are not monitored for guest safety in any way and should not be relied on by guests for personal security or security of their belongings.
Cameras may be used to enforce and verify compliance with rental policies.
Any damage caused to cameras by guest may result in a partial or complete loss of security deposit funds.
MAXIMUM OCCUPANCY:
The maximum number of guests is limited to
ten (10) persons
. The unit may not be sublet without the owners’ permission, and only those persons identified in advance to the owners may occupy it.
You may invite up to four additional persons into the premises for a social gathering, but not for an overnight stay.
GUEST:
understand that the purpose of their stay is recreational. Fireworks, firearms, weapons (unless licensed to carry) of any sort are not permitted, and that there are No events, parties, or gatherings held without permission of homeowner.
VISITORS:
People other than those in the Guest party set forth in rental agreement, may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to in the rental agreement.
GUEST:
assures that any tenant who violates any of the terms of this Agreement shall be immediately denied occupancy & shall remedy any damages/expenses, which are caused by the tenant and/or the tenant's guest(s).
GUEST:
agrees that any tenant who is found using drugs or allows others to use drugs on the premises will be immediately denied continued occupancy at these premises.
GUEST:
and/or their guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordnance, nor commit waste or nuisance on or about the premises. Guests should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 10:00 p.m. – 8:00 a.m.
GUEST:
assures us that the tenants will observe all conditions and terms of this agreement as to maintaining the rental in good order and appearance and will conduct themselves in a manner inoffensive to neighbors.
GUEST:
agrees that during the term of this agreement and such further time as he/she occupies the premises, he/she will keep the rental clean and free of trash, garbage, and other waste; and all pipes, wires, glass, plumbing and other equipment and fixtures in the same condition as at the beginning of, or may put in during the term of the agreement, reasonable wear and tear and damage by unavoidable fire and casualty only exception.
GUEST:
agrees to indemnify and save our company (

) harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the premises by the GUEST, tenants, or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the premises. We accept no responsibility or liability for any loss or damage or alteration to the terms of your reservation caused by events beyond our control, including but not restricted to war, terrorist activity, civil commotion, flight delays, or cancellations, airport closures, loss of luggage, adverse weather conditions, fire flood, or industrial dispute. We cannot accept any liability for failure of public supplies such as water, electricity, Internet or breakdown of the air conditioning system. Nor for the consequences of the action or omissions of persons who may control or supply main services, or any actions taken in the vicinity of the property reserved, by any authority over which there is no control. We cannot accept any liability for your personal safety during your vacation. It is particularly important that children are supervised at all times in and outside the vacation property. We assume no responsibility for accidents. You are reminded to exercise care as to your personal safety, and the safety of your companions. Whenever possible, valuables should be left secure and out of sight.
CREDIT CARD AUTHORIZATION:
I understand and consent to the use of the credit card provided without original signature on the charge slip, that an email of this agreement will serve as an original, and that this Credit Card Authorization cannot be revoked and will not terminate until 90 days after the rental is vacated. Additional charges may include: incidentals, accidental damage above $500 and/or negligent damage or missing items, unauthorized long distance telephone and satellite TV charges; excessive cleaning fees; damages beyond normal wear and tear and septic tank abuse. All charges not covered under the Damage Protection Insurance will be included.
